CHRISTMAS LAKE PROPERTIES ASSOCIATION, INC TENANT/OWNER/AGENT RULES AND REGULATIONS **

TENANTS:
1. Shall have the same rights, privileges, (except voting) duties, liabilities, limitations and restrictions as the owner/member they are leasing from.
2. Shall be supplied with, by the Association and/or the landlord, and abide by the By-Laws, and the Rules and Regulations adopted by the Board of Directors, and all covenants, restrictions, and other provisions contained in the Covenants.
3. Shall sign a document (a copy of which shall be on file with the Association) acknowledging they have read and understand the aforementioned before any entry tags, back gate passes, boat registrations, dock rentals or recreational facility usage will be granted.
4. Shall pay, to the Association, a one time tenant user fee in the amount of $150.00. This shall be paid on the commencement date of a new lease or occupancy. Lease renewals on the same residence are exempt.
OWNER/AGENT/LANDLORD
1. Shall supply the Village manager a copy(s) of the lease(s) which shall reference specific move in and move out dates, and any updates or changes in occupancy or tenancy (i.e., notices of sub leases, early termination of leases, evictions of tenants, renewals etc).
2. Shall supply, to the Association, the name(s), address, phone number and/or e-mail address of the owner(s) and tenant(s).
3. Shall pay, to the association, the current annual assessment fee not withstanding any tenant’s fees that may be imposed by the Board of Directors.
4. Shall deposit, with the Association, $150.00 on the commencement date of the lease to defray the cost of issuance and cancellation of vehicle tags, gate passes, boat registrations and any other registrations or forms that may be required. The Association shall, upon the return to it of all tags, passes, stickers etc., within 15 days of the tenants vacating of the premises, refund $75.00 of the aforementioned deposit.
5. Will be notified by the Association, as will the tenant, if any of the Rules, Regulations, Covenants, Restrictions, and By-Laws are not being adhered to by the tenant.
** Any deviation shall be at the full discretion of the Association’s Board of Directors.
